"This is a really, really important milestone for the city of Anna," Mayor Pete Cain said at the June 30 groundbreaking for Rosamond Town Center, according to a Big V Property Group release. He went on to say, "It changes everything," pointing to the retail and tax base and the 750 jobs the development is expected to bring.
Four months later, the southeast corner of Rosamond Parkway and U.S. 75 is still mostly dirt, steel and framing. State construction filings show the district opening in stages, starting with a single retail building at 2549 W. Rosamond Parkway, where a barber shop, a physical therapy clinic, a dental office and a massage spa all have build-outs set to finish before most of the big stores do.
Two Centers Sharing One Corner
Most of the confusion about this corner comes from the fact that two developments share it. Big V Property Group, The Seitz Group and Principal Asset Management are building both, and together they form a 750,000-square-foot complex.
- Rosamond Crossing is the smaller center at 175,300 square feet. Kroger anchors it, and the other announced tenants are Bank of America, Chase, Jimmy John's and McDonald's.
- Rosamond Town Center is the larger one at 355,826 square feet. Its anchors are Academy Sports + Outdoors, Aldi, Burlington, EOS Fitness, Hobby Lobby, HomeGoods, PetSmart and T.J. Maxx, along with outparcels and specialty shops.
In a September 9 update, Big V said Kroger, Bank of America and McDonald's were all under construction at Rosamond Crossing. Town Center is about a year behind. It broke ground at the end of June.
Layer One: A Row of Service Suites
Tenant build-outs at this corner have been showing up as project registrations with the Texas Department of Licensing and Regulation, and each registration lists planned start and completion dates. For 2549 W. Rosamond Parkway, they describe a building that is already standing and filling up suite by suite.
The ATI Physical Therapy filing describes its space as a suite "within a newly constructed retail shell building." Here is what the filings show inside it:
| Suite | Tenant | Size | Planned build-out window |
|---|---|---|---|
| 102 | ATI Physical Therapy | 2,348 sq ft | Oct. 5 to Dec. 7, 2026 |
| 105 | Sport Clips | 1,200 sq ft | Sept. 21 to Dec. 30, 2026 |
| 106 | Hand & Stone Massage & Facial Spa | 2,400 sq ft | Dec. 1, 2026 to Feb. 8, 2027 |
| 108 | Anna 1 Dental Office | 3,200 sq ft | Oct. 19, 2026 to Feb. 23, 2027 |
The filings don't all call the building by the same name. The Sport Clips record lists the facility as Rosamond Crossing. The Hand & Stone record calls it Rosamond Corners, and the dental office record leaves the facility name blank. Every one of them uses the same street address. What Now Dallas has also reported Hand & Stone as one of the businesses planned along this stretch of Rosamond Parkway.
These dates mark when construction inside each suite is scheduled to start and finish. They are not announced opening dates, and a business still has to hire staff, stock up and pass its inspections after the work is done. Even so, the order is clear. The first reasons to pull into this corner will be appointments: a haircut, a physical therapy session, a cleaning, a massage. All four filings were registered between mid-July and late August 2026.
Layer Two: The Spring 2027 Wave
The big boxes come next, and their filings line up almost exactly. Academy, Burlington and HomeGoods were each registered with TDLR on June 3, 2026, three weeks before the groundbreaking. All three list a construction start of October 2, 2026 and a completion date of April 30, 2027.
- Academy Sports + Outdoors at 1940 N. Central Expressway, 62,260 square feet, per its TDLR record
- Burlington at 1890 N. Central Expressway, 20,695 square feet, per its TDLR record
- HomeGoods at 1820 N. Central Expressway, 24,992 square feet, per its TDLR record
Next door, Rosamond Crossing's first phase has carried a tentative April 2027 opening since the developers announced the center in September 2025. Put those dates side by side and the Kroger center and the first Town Center anchors are aimed at the same few weeks next spring. Between those suites and the service building, the corner could go from almost nothing open to a full errand stop in a short span.
That doesn't apply to every anchor. Aldi, EOS Fitness, Hobby Lobby, PetSmart and T.J. Maxx are all announced for Town Center, but none of them appears on the schedule above. They will show up as their own build-outs get filed.
Layer Three: Sprouts and a Grocery Corner Still Forming
When this corner is complete, it will have more grocery options than anything else nearby. Kroger is underway at Rosamond Crossing, and Aldi is a named anchor at Town Center. A third grocer is also on the way. A TDLR filing for a Sprouts Farmers Market at "US Hwy 75 & Rosamond Dr" describes a new 23,256-square-foot building with an estimated cost of $4.94 million. It lists construction from December 7, 2026 to September 24, 2027.
The filing doesn't place Sprouts in either center by name, so the safest description is that it's at the same interchange. It does put Sprouts well behind everything else. If those dates hold, Sprouts will still be under construction months after the spring wave opens.
The district has room to keep growing after that. In September, Big V bought an adjacent 7.39-acre parcel and secured $11 million in acquisition and construction financing. The company said the land will hold a detention pond and two more parcels "next to an in-demand national retailer." No tenants have been named for those two parcels.
What Else Is Coming on Rosamond Parkway
Farther west on Rosamond, a few smaller projects are on their own schedules:
- Bahama Buck's plans to open at 1004 W. Rosamond Pkwy., Suite 600. Franchisees Jaime and Karen Roseboro told What Now Dallas they are targeting spring 2027, with a soft opening and then a grand opening. It will be the brand's first location in the Anna-Melissa area.
- Pelican Liquor filed plans for a second Anna store at 807 S. Central Expressway, Suite 120, in Anna Retail Addition. A partner told What Now Dallas the project was still in early stages, so the November 2026 completion date in the filing isn't firm.
Downtown has a separate project with a longer timeline. Anna EDC and GTP Food Group announced a roughly $10 million restaurant and entertainment development at the southwest corner of Highway 5 and Seventh Street. The plan includes The Gin, Papa Gallo's Mexican Grill and Margarita Bar, Tenders Smokehouse, a beer garden, a live music stage and a community patio, according to Local Profile. Anna EDC's 2025 annual report lists the restaurants as opening in 2027.
Things to Do in Town This Fall
None of the new stores will be open this holiday season, but the city calendar is full in the meantime, and two of these events are on Rosamond Parkway itself.
- Haunt the Halls, Friday, Oct. 30, 2:30 to 4:30 p.m., at City Hall and the Anna Community Library, 111 W. 5th St. City departments and local nonprofits will be handing out treats.
- Grace Place Community Garden Class: Winter Garden Prep, Friday, Nov. 13, 11 a.m. to noon, at Grace Place, 505 N. Powell Pkwy.
- Yoga in the Plaza, Saturday, Nov. 14, 9 to 10 a.m., at the Anna Community Library.
- Nature Walk, Saturday, Nov. 21, 9 to 10 a.m., starting at the pavilion at 425 W. Rosamond Parkway. The city's Adults 50+ Intro to Pickleball class meets the same morning, 9:30 to 10:30 a.m., at the Slayter Creek Park pickleball courts at that address.
The city's November calendar has the complete list, including library programs through the end of November.
As the Rosamond corner opens, new stores and offices nearby will start to affect how homes in this part of Anna get priced and marketed. If you'd like to talk about what that means for your home or your next move, Warren Premier Realty Group is happy to go through it with you. Let's Connect.
